Home / 11-Month Warranty Inspection
Most builder warranties cover workmanship and materials for the first year. That coverage quietly expires on an anniversary most homeowners forget, and everything found the following week becomes yours to pay for. An inspection at month eleven is the last free look you get.
Call 803-365-5890Settlement cracks at corners and seams, doors and windows that no longer latch square, nail pops through drywall, grout and caulk failures in wet areas, HVAC performance after a full Carolina summer and a winter, grading that has settled and now drains toward the house, and roof or flashing details that only leak under sustained rain.
It gives you a few weeks to submit the claim, let the builder schedule, and get the work done before the warranty date passes. Waiting until month twelve leaves no room, and builders schedule warranty work around new construction.

A photo, a location and a plain description of the defect. Warranty departments handle a lot of vague complaints. A documented list gets triaged faster and argued with less.
Normal maintenance, cosmetic wear and anything caused by how the home was used are generally excluded. We describe findings clearly enough that you can tell which category each one falls into before you spend time on it.
Warranty departments respond to specificity. Group the findings by trade, because that is how the builder will dispatch them, and put the location and photo with each one. Submit it in writing with a date, and keep a copy. If items get deferred past your warranty expiration, that written submission inside the window is what protects you. Follow up on anything that has not been scheduled two weeks out, since warranty work loses to new construction on a builder's calendar every time.
Some structural coverage extends longer than one year, so it is still worth reading your warranty documents. The workmanship window is usually the one that closes first.
No. That one happens before closing. This one happens after you have lived in the house through a full year of weather, which surfaces an entirely different set of items.
Similar to a standard home inspection, generally two to three hours depending on the size of the home.
